AI can polish the real estate pitch, sellers still need proof of skill

AI tools are giving nearly every real estate professional access to polished market reports, listing descriptions, presentations and marketing plans, which improves the basic quality of what consumers see but makes it harder for sellers to distinguish strong presentation from strong representation. A homeowner recently asked the author, who has 22 years in real estate, to review a listing presentation prepared by another agent; the pricing analysis was organized, the marketing plan included video, social media and buyer targeting, and the language was polished, but much of it could have been produced in less than an hour with artificial intelligence. A professional presentation should now be the beginning of the conversation, not the reason for making the hiring decision, and a polished listing presentation is becoming like a well-designed résumé. The better question is whether the agent can explain and defend the thinking behind it, such as why specific comparable sales were selected, which property is most similar to theirs and what would cause a buyer to pay more or less. AI can organize the numbers, but the agent still has to explain what the data leaves out, including road noise, insurance concerns or deferred maintenance not obvious in photographs. Pricing a home involves timing, expectations, emotion and often years of personal history, and the agent must deliver honest advice in a way the client can hear and use.
