Commercial Real Estate Deal Platform Duxre Launches AI Brief

Duxre, a Santa Monica, Calif.-based commercial real estate deal platform founded in 2020, announced Tuesday the launch of AI Brief, a software system that converts unstructured sales and leasing data into a readable large language model (LLM) format. The subscription platform aims to streamline data for CRE brokers to enhance transaction volume and client interaction. AI Brief converts unstructured files into Markdown files, which are more efficiently readable by LLMs such as ChatGPT and Claude, according to the company. The company says this reduces file size from 50 megabytes down to between 30 and 40 kilobytes, speeds up processing, and minimizes errors. Founder and CEO Sean Fulp, also a vice chair at Colliers, said the system addresses issues where LLMs embellish and hallucinate when analyzing documents like offering memorandums, which can be 60 to 80 pages and 15 to 20 megabytes in size. AI Brief works through multi-source ingestion, synthesizing and cross-referencing everything in the deal file, including offering memorandums, Excel financials, and structured listing data. It uses code plus AI, with deterministic code handling math and structure so figures are calculated from the source and the brief never originates a number. An evaluation layer scores the output for accuracy and completeness before it ships, producing a verified, multi-source brief rather than a reformatted document.
