According to a second-quarter market report from Savills, high availability continues to put pressure on vacancy in New York's life sciences sector, though it is not stopping investment. Availability has remained flat at 700,000 square feet since June 2025, while vacancy saw a 70-basis-point surge from the previous period to hit 32.5 percent in the second quarter of 2026. From a capital and investment standpoint, life science venture capital funding in New York came in at $1.9 billion, up from the $800 million deployed in Q2 2025. NIH funding was hovering around $1.5 billion in the first half, on track to meet the $3 billion annual total the market has seen since 2022.
